I-85/Beatties is yet another submarket which very closely mirrors the overall quantitative data and demographic trends of the Charlotte metro industrial market. The market is comprised of nearly 16 million SF of product. Like in the metro and the large percentage of it’s comprising submarkets, logistics facilities account for a majority of the supply. In Beatties Ford’s case, accounting for a whopping 75% of total industrial space. One notable delineation from the overall metro statistics is that specialty manufacturing supply (3.5m SF) greatly exceeds a significantly lower supply of flex product (580k SF) when compared to other submarkets.).

DATA, TRENDS AND CONSIDERATIONS

Also consistent with Charlotte Metro norms, vacancy (4%) has trended down with favorable net absorption (180k SF).
